Getting Started

How to Apply
- If you’d like to proceed, you’ll need to complete an application form and provide supporting documentation.
- You’ll then receive an email with a secure link to upload your documents online, including your signed application form, debit order form, and any other documents required based on your circumstances.
Required Documents
The documents required depend on your application type. Find your category below.
Standard Applicants
- A clear copy of your South African ID
- Your last 3 months’ payslips
- Your last 3 months’ bank statements (from the same account your salary is paid into and your debit order will run from)
- Current proof of residence (issued within the last 3 months)
- Marriage certificate (for joint applications)
Foreign Nationals
- A clear copy of your passport
- A valid work permit, with at least 12 months remaining after the lease commencement date
- Current proof of residence (issued within the last 3 months)
- Marriage certificate (for joint applications)
- Your last 3 months’ payslips
- Your last 3 months’ bank statements (from the same account your salary is paid into and your debit order will run from)
Companies, Trusts, and Self-Employed Applicants
A double deposit is required for company, trust, and self-employed applications.
- CIPC company registration documents
- Most recent audited financial statements
- Most recent management accounts
- 6 months’ bank statements (from the same account your salary is paid into and your debit order will run from)
- For trusts, a written motivation explaining why the trust, rather than a beneficiary, will hold the lease
Newly Employed Applicants
- A clear copy of your South African ID
- Your last 3 months’ payslips
- Your last 3 months’ bank statements (from the same account your salary is paid into and your debit order will run from)
- Current proof of residence (issued within the last 3 months)
- Marriage certificate (for joint applications)
- An employment letter confirming your salary and start date
Applicants Under Debt Review
- A clear copy of your South African ID
- Your last 3 months’ payslips
- Your last 3 months’ bank statements (from the same account your salary is paid into and your debit order will run from)
- Current proof of residence (issued within the last 3 months)
- Marriage certificate (for joint applications)
- A letter from your debt counsellor confirming the rental amount you are permitted to afford
Income Requirements
To qualify, your basic salary must be at least three times the monthly rent, or your combined income for joint applicants, and your existing accounts must be in good standing. Final approval depends on the outcome of a credit check, along with confirmation of permanent employment and South African residency.
Additional Costs
If your application is approved, the following fees may apply, depending on the property and any current offers.
Rent
Your monthly payment for use of the property, payable in advance.
Deposit
Typically equal to one month’s rent, though a double deposit may be required in higher-risk circumstances, such as applications where recovering outstanding fees could be difficult. Deposits protect the landlord or letting agency against damages and non-payment, and are returned to the tenant at the end of the lease, along with any interest earned, provided the lease terms have been met.
Admin Fee (approx. R1,100)
A flat fee covering the agency’s administrative work in preparing and managing your lease, including:
- Credit checks
- Reference checks
- Inventory checks
- Tenancy renewal fees
- Lease copies
- Lease transfer fees
Key Deposit (approx. R200)
A refundable fee covering keys and remotes issued to the tenant, returned when the property is vacated and all keys are returned. It covers the cost of replacing any lost keys or remotes.
Water, Electricity, Gas, and Sewer Deposits
Utility deposits cover potential unpaid charges and are often required for first-time renters without an established payment history. These deposits are fully refundable, provided utility bills are paid in full.
